    We are currently seeking a Cost Segregation Manager to play a key role for our Cost Segregation Team. This role requires the ability to continually learn and use new skills, and to work in a high-paced, changeable client-service environment.


    • Independently reading and understanding architectural, site, mechanical, and electrical construction drawings for all types of structures.  
    • Independently completing detailed quantity take-off and documentation of all architectural, site, mechanical and electrical components as required.
    • Supervision and training of CPA’s and other engineering personnel assisting on site inspections.
    • Reading and understanding project specifications and project manuals. 
    • Using professional judgment in regard to determining the physical condition of building components. 
    • Understanding of the construction divisions. 
    • Costing of all components of architectural, site, mechanical and electrical construction utilizing pricing manuals as well as industry accepted techniques and methods. 
    • Collection of construction field data on buildings through measuring, and production of detailed notes acceptable for costing and audit purposes.  
    • Visual documentation of all project site inspections through photography and/or videotaping.
    • Integration of technical engineering skills with applicable tax laws.
    • Independently identifying building components that will be segregated for depreciation acceleration.
    • Skillfully working with various computer spreadsheet and estimating software programs, as well as electronic estimating equipment.
    • Generation of computer reports including incorporation of costs details, references, and summaries of technical construction data.
    • Work as necessary to complete client engagements by the pre-established tax and client deadlines.
    • Dissemination of applications for payment and other cost summary and/or budget information.
    • Independent interaction and decision making with other CPA’s, professionals, and clients throughout each project as required.
    • Understanding depreciation schedules as they relate to the cost segregation process.
    • Travel in and out of state as necessary to complete site inspections and meet with clients.
    • This position requires physical activity such as field data collection, which may require eight hours on foot if necessary .
    • Receive and review asset costs and study requirements with managers and staff.
    • Travel as needed to meet with clients and tenants for on-site visits.
    • Take and maintain detailed notes, sketches or measurements during the visit.
    • Photograph the site, building and qualified assets for audit authentication.
    • Take-off asset quantities from architectural drawings or site visit data.
    • Input project information and quantities into cost estimate reports.
    • Revise reports after accounting, engineering and tax reviews.
    • Meet client and tax deadlines.
    • Accommodate busy season demands during January through April.
    • Learn applicable regulations defined in the IRS Audit Techniques Guide.
    • Acquire the skills needed to complete reports with minimal supervision.



    • Minimum 4 year degree completion in construction, engineering or accounting program and/or equivalent experience is desirable
    • Proficient in Microsoft Excel and MS Office Suite
    • Ability to read construction drawings and blueprints
    • Familiarity with cost estimating software
    • Familiarity with construction costs and AIA Document G702/703
    • Self-starter with the ability to handle and manage multiple priorities

    Hours of operation:

    • Our office hours are 8:00 a.m. to 5:00 p.m.
    • Our summer hours are 8:00 a.m. to 5:00 p.m. Monday through Thursday, and 8:00 a.m. to noon on Friday. 
    • The ability to work additional hours during busy season is critical, but the rest of the year, flexibility is key.
